A while back, I was flipping through the channels and came across a Cary Grant marathon just as Mr. Blandings Builds His Dream House<\/em><\/a> started. [Something you may not know about me–I love<\/strong> Cary Grant and Arsenic and Old Lace<\/em> is one of my all-time favorite movies.]<\/p>\n

If you haven\u2019t seen it, here\u2019s the gist\u2014Mr. and Mrs. Blandings escape their cramped city apartment for the dream of a country home. They decide to buy a fixer-upper in the country. When the fixer-upper can\u2019t be fixed, they decide to tear it down and start fresh. But instead of smooth sailing, they end up in a never-ending cycle of missteps, miscalculations, and skyrocketing costs. Sound familiar?<\/p>\n

The wild part? The movie came out over 70 years ago, and people still<\/em> make the same home-building mistakes. Let\u2019s break down a few of the biggest ones\u2014so you don\u2019t have to learn them the hard way.<\/p>\n

Mistake #1: Over-Designing<\/h2>\n\n

Mr. and Mrs. Blandings start their project with a reasonable budget\u2026 until the \u201cmust-haves\u201d start piling up. One of the best scenes in the movie? A subcontractor asks Mr. Blandings if he wants the lintels between the lally columns<\/a> rabbeted. (Yes, that\u2019s real construction terminology.) Not wanting to look clueless, Mr. Blandings says no\u2014only to realize later that it was a very expensive mistake.<\/p>\n\n\n\n

Carpenter: <\/em><\/strong>Okay, you’re the doctor. Hey, fellas! If you got any of them rabbeted lintels set, rip them up!<\/p>\n\n\n\n

[Loud crashing and ripping sounds…]<\/p>\n\n\n\n

Mr. Blandings:<\/em><\/strong> It sounded less expensive to say no…<\/p>\n\n\n\n

Lesson:<\/strong> Never agree to something you don\u2019t fully understand. There\u2019s no shame in asking your builder, designer, or project facilitator to break things down for you. (And if your team can\u2019t<\/em> explain things clearly? That\u2019s a red flag.)<\/p>\n\n\n\n

Mistake # 3: Making Changes During Construction That Seem Small<\/h2>\n\n\n\n

Mrs. Blandings notices some extra flagstone on-site and decides it would look beautiful in her flower room. It shouldn’t be a big deal since they’ve already paid for the flagstone, right? Wrong. That one \u201clittle\u201d change means ripping up the existing floor, adjusting the joists, adding more structural support, re-routing plumbing, and patching up walls\u2014all adding up to nearly 10% of their entire budget. Whoops.<\/p>\n\n\n

Lesson:<\/strong> Once construction has started, every change is going to add time and cost (even if they don\u2019t get quite as complicated as that flower room floor). If your team is good, you\u2019ll be able to figure out most of the changes you\u2019d like to make before<\/em><\/strong> you break ground. They\u2019ll also be able to talk you down from making unnecessary changes during construction.<\/p>\n\n\n\n
